That inbound competition lifts multiples in some sectors well above what regional comparables alone would suggest, so the transaction evidence has to be screened for who was actually buying, not just what changed hands.
Finance, telecom, and industrial land sit in one market with very different value drivers
A capital-markets firm downtown, an enterprise software company along the northern corridor, and a distribution operator on the industrial edge share a metro and almost nothing else about how they earn.
